Thinking about buying a new home? I love new homes. Having worked for a few different builders in K-W, I’ve learned quite a bit about the process.
Most of the time, there is a premium to be paid for the luxury of buying new, so it’s not for everyone. You need to determine if you want to work with a custom builder, or a builder who has standard plans with a list of available upgrades. When shopping for a builder, it’s best to compare the list of standard finishes rather than just the base price of a house. You may need to spend more on upgrades to get the quality you’re looking for, so make you sure you are comparing “apples to apples”
One of the most important things a home buyer can do, is to familiarize themselves with the Tarion Warranty. Under the Ontario New Home Warranties Plan Act, builders and vendors have a number of obligations to fulfill to legally build and sell new homes in Ontario.
Most builders in K-W have the buyer pay the Tarion fee (see the chart on the Tarion website at http://www.tarion.com).
Another important process is the PDI, or pre-delivery inspection. This is a key part of the Tarion Warranty process. It’s a great idea to have your Realtor come with you to your PDI appointment. There’s lots of great information on the Tarion website.
