As I write this, I’m sitting in a single detached bungalow with a double garage. And yes, it’s a condo. This home is in a gated community where the interior road, garbage and recycling, landscaping and snow removal are covered by the condo fees. The home owners are responsible for their own house, interior and exterior. There aren’t very many condos like this, but they do exist in Kitchener-Waterloo.
Many people think apartment when they think condo, but there are other options to consider. There are townhouses, which come in 2+ storeys and bungalow style. There are also two storey apartment style condos, sometimes found on upper levels of apartment buildings. There are even two storey townhouse condos that are the main level of a condo tower which primarily contains apartment style units.
Then there are the infamous freehold condos. Some homes share a parcel of tied land (POTL), which means the fees which likely just cover the cost of bring garbage and recycling into the shared street, and possibly maintenance of that interior street. All maintenance is the responsibility of the homeowner.
There are many different condo fee structures covering a variety of amenities and maintenance. It’s important to be clear on what is and what isn’t covered in your fees before you firm up an offer.
